Commission to Continue Hearing on Bonnie Cove Condos

As the planning commission prepares to vote on the proposed condominium development on Bonnie Cove, city staff reiterates its opposition to the project.

There may still be hope for a proposed condominium development at Bonnie Cove Avenue and Gladstone Street when the Glendora Planning Commission continues the public hearing at its April 2 meeting. But the proposal faces a challenge from the city’s planning department, which is opposed to the project.

The commission will continue its discussion and vote on the 23-unit condominium project 7 p.m. Tuesday, April 2 in the council board room, 116 E. Foothill Blvd. Planning department staff has recommended that the commission reject the project based on the property’s current medical facility zoning and the project’s requirement to amend the General Plan.

“Olson is a very reputable company yet the proposed development in our opinion would not be consistent with the existing neighborhood which is single-family” said Planning Director Jeff Kugel in a recent Glendora Report.

City staff also raised concern over the future the property’s of unused parcels of land and how it would be developed.  They argued that the developer’s proposal did not include a comprehensive plan for the entire property, and that a rezoning would create a “ripple effect” for other properties in the area.

The property is just over five acres, but the 23 unit-condominium project will be built on 2.47 acres.

The 1,300 to 1,500 square-foot, two-story detached condominiums are estimated to sell in the upper $300,000 range to the lower $400,000 range.

The project has sparked debate among nearby residents who either approve of the new residential project, or oppose the idea of condominiums in an area consisting of mostly single family homes.

 The property was approved by the city council for a medical facility expansion in 2007, but was met with strong opposition by residents who believed the medical facility structure would be out of character for the residential neighborhood. The project was ultimately abandoned by the developer.
